Review and Outcomes of the Project

Neighborhood Change

The two main analyses for the Neighborhood Change model focus on the exploration of median home value and measuring gentrification. It was found that there was a decrease in MHV from 1990 to 2000 while there was a large increase in MHV from 2000 to 2010. Gentrification of neighborhoods may be a factor.

Tax Credit Programs

NMTC Program and LIHTC Program operate very differently from each other. The NMTC program incentivizes people to invest in community development and economic growth in low SES neighborhoods while the LIHTC incentivizes companies to developers to create more affordable housing options. Due to the nature of the programs being so different, by using control variables, the impact on the programs can be observed. The NMTC tends to cover a greater amount of poverty-stricken neighborhoods than the LIHTC does. Based off of the interpretations in Chapter 3, we can conclude that both of the programs are effective at catalyzing neighborhood improvement, but he NMTC Program can be considered more effective.
